By booking accommodation with Sutter Mansion, guests agree to abide by the terms and conditions outlined below. These terms are subject to change without prior notice.

We are a small independent property, so every room matters to us. Because a last-minute cancellation is hard for us to fill, we ask that you review the terms below before booking. We have tried to keep them fair.

Flexible rate. Free cancellation up to 5 days before arrival. Cancel within 5 days of arrival and we will charge the first night of your stay. A deposit of the first night is taken at the time of booking and refunded in full if you cancel before the deadline.

Non-refundable rates. Booked at a 10% discount in exchange for a firm commitment. Paid in full at booking, and non-refundable if you cancel or change your dates.

No-shows. If you do not arrive and have not cancelled, we will charge the full stay.

Group bookings and full property buyouts. For full property buyouts, please contact us. These carry a longer cancellation window and a staged deposit schedule.

All cancellation or modification requests must be submitted in writing to care@suttermansion.com. Any applicable refund will be processed within 14 business days of confirmation. Bookings made via third-party platforms (e.g. Expedia, Booking.com) are subject to the respective platform's cancellation policies.

Late check-out requests are subject to availability and may incur an additional fee.

A $300 hold will be pre-authorised on the guest's credit card at check-in to cover incidentals and damages. This hold may take several days post-departure to be released by the issuing bank.

Guests are liable for any damage or loss caused by themselves or their visitors to the property, furnishings, or equipment. Charges for repair or replacement will be billed to the card on file.

Smoking is strictly prohibited inside all guest rooms and indoor spaces. A $500 cleaning fee will be charged for violations. This reflects the average cost of specialised cleaning and lost room revenue due to policy violations.

Sutter Mansion welcomes service animals as defined under the ADA and California Fair Housing regulations, regardless of pet policy.

We offer one pet-friendly suite (Room 203). Fees apply:

• $150 per dog (max 85 lbs), crate required.

Emotional support animals (ESAs) are not permitted without prior approval and documentation.

• Children under the age of 5 years: $60
• Anyone over 5 years: $100

No parties or events are allowed unless prior written consent is given. Guests must maintain a respectful noise level and community consideration.

Garage remotes, where applicable, must be returned upon checkout. A $45 fee will apply for unreturned remotes.

Our property complies with all applicable local, state, and federal accessibility laws, including the ADA. If you require specific accessibility features, please contact care@suttermansion.com in advance to confirm availability.

Sutter Mansion is not liable for lost, stolen, or damaged personal items unless caused by gross negligence. Guests should ensure doors and windows are securely locked at all times.

This booking does not constitute a lease or sub-tenancy. Use is temporary and limited strictly to the duration of the booking. Guests must have a permanent residence elsewhere and acknowledge that their stay at Sutter Mansion is for short-term accommodation only.

Sutter Mansion retains full control and possession of the premises at all times.

Items left behind will be held for 30 days. After this period, Sutter Mansion may dispose of or donate the items, unless retrieval arrangements are made.

These terms are governed by the laws of the State of California. Any disputes arising shall be resolved in the appropriate San Francisco County court.

By providing your contact details, you consent to Sutter Mansion using your personal information to communicate booking details and important service and marketing updates. You may opt out at any time. Full details are available in our Website Privacy Policy.

By confirming your booking, you agree to these Terms & Conditions and authorise Sutter Mansion to process any charges associated with your stay, including damages and fees, as outlined above.

All reservations are subject to these terms and the House Rules displayed at each property and on check-in. These are binding on all guests.
